Room for the house, the shed and the pool
Blocks here range from around 1,500m² up to 4,500m² — several times the size of a typical Echuca house block. Here's what's at the boundary and what your builder will want to know.

A starting list, not a recommendation. All build in the region; several have built in the estate. Talk to at least one from each column, and ask what they've done on 4,000m² blocks.

What a covenant is,
and what applies to your stage
Different stages at Wharparilla carry different covenants. Pick which set applies to the block you're considering.
A covenant is a set of promises attached to the land
When you buy a lot at Wharparilla, the title carries a restrictive covenant registered with the plan of subdivision. It's a list of things every owner agrees not to do with their block: what can be built, what it's made of, what can be kept on it. It exists to protect the look and value of the estate, so the home next door can't be a tin shed on a bare block.
It runs with the land, so it binds you and whoever buys from you later. The developer, Wharparilla West Pty Ltd, keeps the right to vary it for other lots in the plan. Your conveyancer walks you through it; the full memorandum is in the Section 32.
What it means for your block
- One home, 200m² minimum. A single private residence with at least 200m² inside the outer walls (garage, eaves, verandahs and alfresco don't count). Garage or carport built at the same time as the house.
- Materials. No unfinished fibro or unpainted weatherboard, no reflective cladding. Roofs in non-reflective Colorbond, concrete, slate or terracotta tiles.
- Keep the street clean. Air conditioners, tanks, hot water units, clotheslines, pool equipment, aerials and bins not visible from the front boundary.
- Sheds after the house, not before. Outbuildings up to 180m² floor area, 3.9m walls and 5m overall, fully enclosed, in brick, stone or Colorbond (Woodland Grey or Monument, one colour), roof pitch 10–16°, inside the marked outbuilding envelope.
- Garage and carport match the house materials and roof pitch; no carport forward of the front building line.
- Fencing. No fence on the road frontage or forward of the house. Internal fences up to 1.8m in Woodland Grey Colorbond. Boundary fences post-and-wire to 1.2m, plus standard pool and tennis-court fencing.
- Not allowed. Living in a caravan, shed or mobile home on the block; shipping containers; above-ground pools; second-hand or relocated buildings; subdividing the lot.
- Boats, caravans and trailers stored in the garage or shed, not on the drive, street or nature strip.
- Animals. Up to two dogs, two cats and six chickens or birds. No goats, pigs, horses, cattle, sheep, roosters or pigeons.
- Use. Private residence only: no Airbnb, B&B or holiday letting, no business or commercial activity, no heavy or articulated vehicles.
- Trees. Developer plantings stay; native vegetation needs council approval to remove.
- No deadline to build is set in this covenant.
Plain-English summary of the Memorandum of Common Provisions for Stages 7A – 28, lodged by Melville & Hicks Lawyers. The registered document prevails.
Covenant summary coming
Stages 1 – 6 (Wharparilla Drive Estate) carry their own covenant, separate from the main estate. We’re confirming the plain-English summary now — in the meantime, the full document is supplied with the contract pack and Tom or Troy can talk you through the key points.
TBC — details comingThe outbuilding envelope for each Stages 7A – 28 lot is marked on the Proposed Outbuilding Envelope Plan (Chris Smith & Associates, drawing 21199/03), which shows where a shed can sit on your block. We'll send it with your contract pack.
Putting a hold on a block
A hold takes the lot off the market for a short time while you get your finance and legal advice lined up. Here's exactly how it works.
Choose your block
Pick the lot you want from the master plan and let us know. Tom or Troy will confirm it's still available and the current price.
Fill in the intention to hold form
A short form that captures your details and the block you want. It signals to us that you're ready to move.
Pay the $1,000 holding deposit
Paid into our trust account. Fully refundable if you don't proceed and it counts toward your deposit if you do.
Block on hold for 7 days
We take the lot off the market for a week while you get your finance and legal advice lined up. No one else can buy it during that window.
Contracts issued
The contract of sale, Section 32 and supporting documents are sent to your preferred solicitor or conveyancer for review.
Sign the contract
Once your conveyancer is happy and your finance is confirmed, sign the contract and pay the balance of the 10% deposit. The lot is yours.
Wait for settlement
Balance is paid on the settlement date and the land is officially yours. Your lender releases funds if you're financing.

Straight answers
Can I put a shed up before I build the house?
In Stages 8 and 9, no. The covenant doesn't allow an outbuilding to go up before the home. Once the house is built, a shed up to 180m² is fine within the outbuilding envelope. Stages 1 and 2 to be confirmed.
Is there a time limit to start building?
No. There's no build timeframe on any stage, so buy now and build when you're ready.
Can I fence the block straight after settlement?
Boundary fences can go in as post-and-wire up to 1.2m. Internal fences (up to 1.8m Woodland Grey Colorbond) can't be on the road frontage or forward of where the house will sit, so most people fence the rear and sides first.
Can I keep horses or other animals?
Not horses, cattle, sheep, goats or pigs. Up to two dogs, two cats and six chickens or birds are fine (no roosters or pigeons).
Are there body corporate or owners corporation fees?
No. Lots are freehold with a covenant, not an owners corporation. Council rates apply as normal.
Is the estate in a flood zone?
No. The estate is not in a flood zone.
